A Bit About Back

I am the Managing Broker with Keller Williams Bluegrass Realty; I’ve been a Realtor in Lexington Kentucky for 31 years; My wife Deborah has been a Realtor for 17 years, and in May 2016 we founded The Back Team with our 2 sons, Todd Back & Tyler Back. Todd has been a Realtor for 11 years and Tyler has been a Realtor for 4 years. Tyler’s wife Shelby Back does our Social Media Marketing. We also have 2 Buyers Agents, Candance Bradley and Mike Schornick; In May 2017, we hired a Transaction Manager, Morgan Austin.

How would you describe the state of Lexington real estate in 2017?

The market in Lexington and Central Kentucky is very active. Homes that are ready for the market and priced accurately will command multiple offers. It is now a Seller’s Market in Central Kentucky. Good news if you’re a Seller, but bad news if you change hats and become a Buyer. This is the best Real Estate market I’ve experienced.

What is one type of flooring desired by Lexington area homeowners and homebuyers?

Hardwoods, engineered hardwood flooring, and 20×20 tile flooring product.

What’s one piece of advice you’d give a homeowner looking to sell?

Property value is determined by location, amenities and condition. Look at your home through the eyes of a Buyer; maybe replace the brass door knobs and light fixtures; Look at some fresh paint, Gray is the hot paint color; Look at packing away things you don’t need and thin out those closets. Pressure wash the front walk and patio or deck. To get top dollar, your home needs to look like a Model Home. Lastly, have professional photos taken of your home.

What’s one piece of advice you’d give a homeowner looking to buy?

Don’t just get a standard pre-approval letter from a Lender; Get a great pre-approval letter. Take tax returns, pay-stub, bank account information, and other documents to have your pre-approval be stronger than your competition. Read the Real Estate contract that you will be signing ahead of time, so when you do find that Dream Home, you’re ready to move forward quickly with a signed contract.
